Skyline Commercial Real Estate Investment Trust (REIT)
Launched in 2012, Skyline Commercial REIT is a privately-owned Canadian real estate investment trust comprised of a rapidly-growing portfolio of quality commercial properties that boast a diverse tenant base and asset mix. The Skyline Commercial REIT is primarily comprised of light industrial and office space. Since its launch, Skyline Commercial REIT has consistently provided its investors with stable cash distributions at an industry-leading annual distribution rate.
Skyline Retail Real Estate Investment Trust (REIT)
The Skyline Retail Real Estate Investment Trust (REIT) is a privately-owned Canadian real estate investment trust, comprised of national anchor tenants spread out across Ontario and Quebec's secondary and tertiary cities. This REIT focuses on smaller properties occupied by the types of tenants not affected by the rise in online retailing. Typically, its new acquisitions will have over ten years remaining on the lease of the major brand name tenants.
Skyline Clean Energy Fund (SCEF)
The Skyline Clean Energy Fund is a private and exclusive investment fund currently invested in large-scale, energy-producing cash flow projects across Ontario, Canada. Each project generates emissions-free power, and each is backed by a 20-year government contract to purchase the solar energy generated. SCEF's objective for its investors is to generate a positive social and environmental impact alongside the potential for attractive financial returns, through the combination of cash-flowing revenues from solar and other alternative assets, and further growth opportunity through the re-investment of that cash-flow into other private investment opportunities.
Skyline Mortgage Investment Trust (SMIT)
The Skyline Mortgage Investment Trust is a private and exclusive mortgage investment trust with a primary focus on short-term mortgages, and a secondary focus on short-term bridge financing mortgages. The objective of SMIT is to provide a stable and growing cash income, that is payable monthly, with the potential for maximizing unit value, that may address the fixed income needs of an investor. The trust holds a 100% Canadian real estate mortgage portfolio and may provide a hedge against rising interest rates.
 Projections assume investment in future solar projects and a 7.5% annual return on re-investment of cash flow generated from solar projects. There can be no assurance that the targeted growth will be achieved.  Current hurdle rate is based on the average annual yield on the two-year Government of Canada bond, plus 324 basis points, reset annually. The distribution can be reset more frequently than annually at the trustees’ discretion.
